Minneapolis Eviction Cleanout is a cleanout coordination and lead-referral service. We are not a licensed junk removal or hauling company ourselves. When you submit a request through this site, we route your job details to an independent, third-party provider from our partner network who performs the actual on-site work.
The provider assigned to your job is an independent business, responsible for its own licensing, insurance, pricing confirmation, scheduling, and the quality of work performed. We make reasonable efforts to work with providers who carry appropriate insurance and have a track record of completing similar jobs, but we do not supervise on-site work in real time and are not the party performing the cleanout.
Ranges shown on this site (including the Cleanout Estimate Calculator) are tool-estimated from published market data and standard pricing logic. They are not binding quotes. The final price is confirmed between you and your assigned provider before work begins, and may differ from any range shown on this site based on the specific condition of the property.
Any volume or recurring pricing discussed as part of the Property Manager Cleanout Program is an arrangement between you and the assigned provider, facilitated by us — not a rate we guarantee or set unilaterally on the provider's behalf.
If a job cannot be completed as scoped (for example, due to unreported hazardous conditions, inaccurate property access information, or a property that no longer requires service), the assigned provider will communicate that directly and adjust the quote or decline the job. Payment disputes about completed work are between you and the provider who performed it; we're glad to help facilitate a resolution if you contact us, but the underlying service contract is with the provider.
If any part of our intake or follow-up process uses an automated or AI-assisted system (for phone, text, or chat), it will identify itself as automated at the start of the interaction, will not claim to be a licensed provider or impersonate a specific human, and will offer a path to reach a human if you ask for one.
We do not currently maintain a Google Business Profile listing for this business, and we don't display fake reviews, a fabricated business address, or claims of local prominence we haven't earned.
To the extent permitted by law, Minneapolis Eviction Cleanout's role is limited to coordination and referral — we are not liable for the acts, omissions, property damage, or personal injury caused by an independent provider performing on-site work. Any claim arising from the physical performance of a cleanout is a matter between you and the provider who performed it, including through that provider's own insurance where applicable.
By submitting a request through this site, you agree not to hold Minneapolis Eviction Cleanout responsible for disputes, damages, or losses arising from the independent provider's performance of the work, to the extent permitted by law.
These terms are governed by the laws of the State of Minnesota, without regard to conflict-of-law principles, and any dispute arising from use of this site is subject to the jurisdiction of Minnesota courts.
We and the providers in our network are not responsible for delays or failures to perform caused by circumstances beyond reasonable control, including severe weather, natural disaster, labor disputes, or other events that make performance genuinely impracticable.
These terms, together with our Privacy Policy, represent the entire understanding between you and Minneapolis Eviction Cleanout regarding use of this site and our coordination service, superseding any prior discussions on this subject conducted through the site itself.
If any provision of these terms is found unenforceable, the remaining provisions continue in full effect.
We may update these terms as our operations change. The "last updated" date above reflects the current version; continued use of the site after changes are posted means you accept the revised terms.
