About Us

We coordinate the cleanout so you don't have to chase it yourself

Minneapolis Eviction Cleanout is a property-turnover coordination service. We're a new business, and we'd rather say that plainly than dress up a launch-day site with reviews or a history we don't have yet. What we do have: a clear scope, honest pricing logic, and a straightforward way to get a unit cleared and documented.

What we actually do

We take in job details and photos, match the job to a vetted, insured cleanout provider from our partner network, and manage the handoff — scheduling, pricing confirmation, and completion documentation. We do not personally perform on-site hauling or disposal work. Full detail is on our Terms & Lead-Referral Disclosure page.

What we don't do

Why we built this the way we did

Most cleanout sites either quote a fake flat price that changes the moment someone shows up, or say nothing useful about cost at all. We built a calculator instead, sourced our pricing page from real published cost data instead of guessing, and wrote out the actual Minnesota law that governs abandoned property because most landlords never get a straight answer about the timeline. That's the whole approach: be useful first.

How we vet providers

Before a provider joins our partner network, we look for basic signals that matter for the kind of jobs on this site: general liability insurance, a track record of similar work (unit turns, estate cleanouts, or REO trash-outs depending on their specialty), and a willingness to communicate honestly with us and with you about scope changes rather than surprise you with a different number after the fact. This isn't a guarantee of quality on every single job — we can't personally supervise every cleanout in real time — but it's a meaningfully higher bar than picking a name at random off a search results page.

Why we're upfront about being new

Plenty of service businesses launch a website with fabricated testimonials, a fake address, or a Google Business Profile that implies years of history that don't exist. We think that approach backfires eventually — either a customer figures it out, or it just quietly erodes trust in the whole local-services category. We'd rather earn a real track record over time than fake one now. That means our early customers are working with a genuinely new coordination service, and we think that's worth knowing upfront rather than discovering later.

Where this is headed

As we complete more jobs, we plan to build out real documentation of completed work — with property owners' permission — rather than backfilling the site with generic stock photography. If you're an early customer and comfortable with us referencing your job (anonymized or otherwise, your choice) as an example of completed work, that's genuinely useful to us and we'll ask directly rather than assume.

Why this problem specifically

Eviction cleanouts sit in an odd spot: they're urgent for the landlord dealing with them, but there's rarely time or appetite to research five different haulers, compare vague quotes, and hope one shows up when promised. Meanwhile, the actual legal side — what Minnesota requires before you can even touch a former tenant's belongings — is scattered across statute text that most landlords never read until they're already in the middle of a situation. Building a site that answers both the practical "who clears this unit" question and the "am I even allowed to yet" question in one place seemed like a more useful starting point than another generic junk-removal landing page.

Serving landlords big and small

Some of the people who use this site own a single duplex and are dealing with their first difficult tenant situation. Others manage a portfolio of dozens of units across the metro and just need one more reliable vendor in the rotation. We try to treat both the same way — clear pricing logic, honest answers about what we can and can't do, and no pressure to commit to more than the specific job in front of you. The Property Manager Cleanout Program exists for the second group, but nothing about using it changes how a single-property landlord is treated on their one-off request.
