Pricing & quotes

How much does an eviction cleanout cost?

Most Minneapolis eviction cleanouts run $250-$900 depending on unit size, floor access, and fill level. Whole-house and hoarding-level jobs run higher. See Pricing & Cost Factors or try the calculator.

Is the calculator's estimate the price I'll be charged?

No — it's a planning range built from published cost benchmarks. A provider confirms your actual price after reviewing photos or, for larger jobs, an in-person visit.

Do you charge extra for stairs or long carry distances?

Upper floors without elevator access typically add 10-18% to the base price to account for the additional labor time. Unusually long carry distances (a detached garage far from street parking, for example) may also factor in — mention this when requesting a quote.

What payment methods are accepted?

Payment terms are set by the individual provider assigned to your job. Ask directly when your quote is confirmed.

Scheduling & process

Can the property be cleaned out the same day?

Sometimes, depending on provider availability. Same-day and next-day requests are flagged as rush and typically carry a scheduling premium — we'll tell you honestly if it's not realistic for your job.

How long does a typical cleanout take?

A standard one- or two-bedroom unit is usually cleared within a few hours once a provider is on site. Full-house volume or difficult access can extend that to a full day.

Do I need to be present during the cleanout?

Not typically, as long as access has been arranged in advance and the scope was confirmed from your photos. Many landlords and property managers aren't on-site for the actual work.

Can I reschedule after booking?

Yes — contact us as soon as you know a date needs to change. As much notice as possible helps the assigned provider adjust their schedule without disrupting other jobs.

What's removed & where it goes

Do you remove mattresses and appliances?

Yes. See Furniture & Appliance Removal for what's typically included and how those items are priced.

What happens to belongings that are still usable?

Providers often donate or recycle usable items where practical, but this varies — ask your assigned provider directly what their process is.

Can you clean apartments above the first floor?

Yes, including walk-ups with no elevator. It's priced for the additional labor time — see Pricing & Cost Factors.

Do you handle biological hazards?

Possible hazardous or biological material is flagged during the quote process. It can't be priced instantly and may require a licensed remediation referral rather than a standard cleanout — see Hoarding Property Cleanout for more on how that's handled.

Do you take away yard debris or exterior items?

This varies by job and provider — mention any exterior items (old furniture, appliances left in a yard or garage) in your quote request so it's scoped in from the start.

Legal & documentation

What if a tenant might still come back for their things?

Minnesota law sets a specific timeline for this — see Abandoned Property Removal before anything is disposed of.

Do you handle the eviction filing or lockout itself?

No — that's a legal and sheriff's office process, separate from cleanout coordination. We only handle what's left in the unit once the legal process is complete.

Do providers supply completion photographs?

Yes, before/after photos are standard documentation once a job is complete.

Can I get an itemized list of what was removed?

Ask your assigned provider — before/after photos are standard, and some providers can also provide a written summary for your records, particularly useful for REO or estate documentation.

Property managers & recurring service

Can landlords schedule multiple units?

Yes — see the Property Manager Cleanout Program for priority scheduling and consolidated invoicing.

Is there a minimum number of properties to qualify for the program?

No strict minimum, but it's built for companies with regular, recurring turnover — generally five or more units. Reach out and we'll tell you honestly whether it fits your volume.

Seasonal & Minneapolis-specific

Does winter weather affect scheduling?

It can — snow, ice, and limited parking during a snow emergency add time in Minneapolis winters, typically reflected as a modest price adjustment rather than a scheduling refusal. See Pricing & Cost Factors.

Do you serve the whole Twin Cities metro, or just Minneapolis?

Primary coverage is Minneapolis and Hennepin County, extending into St. Paul and the surrounding metro depending on current provider availability — see Service Areas.

About us & how this works

How is my information handled when I submit a quote request?

Your details are shared only with the specific provider assigned to your job, for the purpose of quoting and scheduling. See our Privacy Policy for full detail.

Who actually performs the cleanout?

Independent, insured provider partners we vet and schedule — not our own crew. Full detail on our Terms & Lead-Referral Disclosure page.

Do you have a Google Business Profile or reviews I can check?

Not currently — we're a new business and would rather say so plainly than fabricate a review history. See About for more on how we approach trust without that.
