Where We Work
We're based around Minneapolis and coordinate provider scheduling across the surrounding Twin Cities metro. We don't publish a page per neighborhood or suburb — that tends to produce a stack of thin, near-identical pages rather than anything genuinely useful. Instead, here's the honest coverage picture in one place.
Minneapolis and Hennepin County, including St. Paul and the immediate Twin Cities metro. If your property falls just outside this range, submit your ZIP code with your request — we'll confirm coverage before quoting rather than guess.
Coverage isn't a fixed line on a map — it depends on whether we have a vetted provider with realistic drive time to your property on a day that works for your timeline. A property in central Minneapolis is almost always coverable on short notice. A property on the outer edge of the metro might still be coverable, but possibly only on certain days, or with a modest travel fee built into the quote. Rather than publish a list of ZIP codes that would need constant updating as provider availability shifts, we check live at the time you submit a request and tell you plainly if something is outside realistic range.
A downtown high-rise with a loading dock and freight elevator is a very different logistical job than a single-family home with street parking only, even if they're only a few miles apart. Multifamily buildings sometimes require advance notice to building management for elevator reservations or loading dock scheduling — if you know your property has this kind of requirement, mention it when you request a quote so it can be built into the timeline rather than discovered on the scheduled day.
Portfolio clients managing properties spread across several of these different logistical profiles — a downtown high-rise, a few inner-ring suburban duplexes, and a handful of single-family rentals further out — are exactly who the Property Manager Cleanout Program is built for, since coordinating that mix job-by-job is where the overhead adds up fastest.
Minneapolis winters affect logistics everywhere, but not evenly. Downtown and inner-ring properties tend to have more consistent snow removal and are generally easier to access even after a significant snowfall. Properties on unplowed private drives, in alleys that rely on the city's delayed snow-emergency routes, or with limited street parking during a snow emergency can see real scheduling friction between November and March. This isn't a reason to avoid scheduling a winter cleanout — it's just a factor providers build into timing and, occasionally, into price, covered in more detail on the Pricing & Cost Factors page.
The Twin Cities metro spans several counties, and property types shift meaningfully as you move outward from the urban core. Minneapolis and St. Paul themselves are dense with multifamily buildings — apartments, condos, and duplexes — where elevator access, loading docks, and building-management coordination are common considerations. Moving into the inner-ring suburbs across Hennepin and Ramsey counties, single-family rentals and smaller multifamily buildings become more typical, generally with easier street-level access but sometimes longer drive times between jobs for a provider working a multi-stop day. Further out, toward Dakota, Anoka, or Washington counties, provider density thins out, which is the main reason coverage there depends on checking live availability rather than promising blanket coverage.
Often, yes — coverage extends into the surrounding Hennepin and Ramsey County suburbs regularly, and further out depending on current provider availability. Submit your address and we'll confirm rather than guess.
Provider availability can tighten during Minnesota winters, particularly right after major snowfalls, but the service area itself doesn't shrink — expect timing to be the more variable factor in winter, not whether we can help at all.
That's fine — just give us the address or ZIP code when you request a quote and we'll check coverage from there. You don't need to know the county to get an answer.
Often, yes, if the building requires advance notice for elevator or loading dock reservations. Mention this when requesting a quote so it's built into your timeline from the start.
Provider availability thins out toward the edge of the metro. Submit your address on the contact form and we'll tell you directly whether coverage extends to you — we'd rather say no honestly than take a job we can't fulfill well.
