Our Original Tool
Answer a few questions about the property and get an instant, tool-estimated price range — built from the same volume-based pricing logic on our Pricing page, not a random guess. This isn't a quote; a provider confirms the real number after reviewing photos.

Hazards are not priced automatically. A provider must review photos before confirming whether specialized work is needed.
Choose a property size and fill level to see an estimated range.
Each property size and fill-level combination starts from a volume-based planning range. The tool then applies transparent percentage or flat-dollar adjustments for the factors you select: floor level, elevator access, carry distance, loading restrictions, extra spaces, mattresses or major appliances, rush timing, and winter access. The result lists every adjustment in plain language so you can see what changed the range. It remains a planning tool—not a substitute for a provider reviewing the actual property.
A provider pricing from photos needs to see the full scope, not just the part that looks dramatic.
These are the most commonly underestimated source of volume in an otherwise tidy-looking unit.
A locked storage cage, a detached garage, or an odor issue — mention it directly in your quote request.
Flagging a possible hazard early leads to a faster, more accurate response than having it discovered on arrival.
The calculator works from the inputs you select, not from what's actually in the property — it can't see a garage full of tools that wasn't mentioned, or notice that "moderate" fill in your mental picture is closer to "full" once a provider actually looks at the photos. Treat the number here as a planning range to help you budget and decide whether to move forward, not as a number to hold a provider to if the real scope turns out to be different from what the five questions above could capture.
This is also why the tool doesn't try to guess at hazardous-material pricing or hoarding-level density — those situations vary too much from property to property for an instant planning tool to capture responsibly, and pretending otherwise would just produce a number that misleads more than it helps. For those scenarios, see Hoarding Property Cleanout and request a quote directly.
No — treat it as a planning range. A provider confirms your real price after reviewing photos or, for larger jobs, an in-person visit.
Volume is the single biggest driver of cleanout cost — a fully-furnished unit takes meaningfully more labor time and often more truckloads than a lightly-filled one, so the range widens accordingly.
Use your best judgment on the closest fit, then explain the specifics in your quote request — the calculator is a starting point, and a real conversation with a provider handles anything it can't capture.
Yes, to the extent captured by the winter-access adjustment — but it can't account for every property-specific detail, like a particular building's loading dock rules. That level of detail comes from your actual quote request.
