Cleanout Pricing & Cost Factors

There's no single honest flat rate for "a cleanout" — the real driver is volume and access, not the label on the job. Below are sourced third-party cost benchmarks for the Minneapolis/Twin Cities market, plus the specific factors that move a quote up or down.

What actually moves your price

01

Amount of material

The single biggest driver. A light pass and a full unit are priced on completely different scales.

02

Floor & elevator access

Upper floors without elevator access add labor time, typically 10-18% over ground-level pricing.

03

Mattresses & appliances

These carry separate disposal or recycling fees, generally $40-$130 combined depending on quantity.

04

Hazardous or biological waste

Can't be priced instantly - needs photo review and may require a licensed remediation referral.

05

Dumping & recycling fees

Local landfill and recycling fees are passed through and vary by material type and volume.

06

Urgency

Same-day or next-day scheduling is priced as rush, typically 15-25% over standard scheduling.

07

Winter access

Snow-narrowed alleys, ice, and limited parking add time in Minneapolis winters, typically 5-10%.

What's included in a standard quote

A typical quote covers labor to remove and load items, transportation to a disposal or recycling facility, standard dump and recycling fees for ordinary household volume, and basic sweep-up of the areas cleared. It generally does not include: deep cleaning, carpet cleaning, painting or repairs, biohazard or hazardous material remediation, or securing the property afterward (board-ups, lock changes) unless specifically requested and quoted separately. If you're not sure whether something is included, ask before the job starts rather than after — it's a normal question and any legitimate provider should be able to answer it clearly.

How an estimate becomes a final price

The range you get from photos or the calculator is a starting point, not a contract. A provider confirms the actual price either from a closer review of your photos or, for larger or ambiguous jobs, an in-person walk-through. Once confirmed, that price shouldn't change unless the job itself changes — for example, if hazardous material is discovered mid-job that wasn't visible in the original photos. A reasonable provider will pause and discuss any change with you before continuing, not present a different bill at the end.

Payment

Payment terms are set by the individual provider assigned to your job, since they're the party actually performing and invoicing the work — typical arrangements include payment on completion or, for Property Manager Program clients, consolidated monthly invoicing. Ask your assigned provider directly about accepted payment methods when your quote is confirmed.

FAQs

Why don't you just publish one flat price?

Because it wouldn't be honest — a studio with three items and a house full of furniture cost completely different amounts to clear, and a flat number would either overcharge the small jobs or undercharge the big ones. Volume-based ranges reflect the real cost drivers instead.

Is the price locked in once I get a quote?

Yes, once a provider confirms your price from photos or an in-person look, that's the number — barring a genuine change in scope discovered on-site, which would be discussed with you before any work continues.

Do you charge a trip or estimate fee?

This varies by provider and job type — ask directly when you request your quote. Most standard jobs are priced from photos at no cost to you.

Are dump fees included in the quoted price?

Standard household-volume dump and recycling fees are typically built into the quoted range. Unusual materials (construction debris, large quantities of tires, etc.) may carry separate disposal fees — flag anything unusual when requesting your quote.

All figures on this page are estimates built from published market data and standard volume-based pricing logic. They are not a quote. Every job is priced individually by the assigned provider after reviewing photos or visiting the property.
